And the crossing (if you can call it that) at Newlands Park on the left hand side of Sydenham Road, if going up the hill, is another real danger.

I am staggered the council have been allowed to leave us with such an inadequate crossing point for so long.

Maria, there are also some good toddler groups on the Penge/Beckenham/Sydenham borders: St John's Church, every Monday, from 9.30 to 11.30am. Junction of St John's and Penge High Street, just behind Penge East Station. About £1. Holy Trinity Church, Lennard Road, I think is on a Tuesday or Wednesday...

The whole pocket park idea is crazy. Sydenham has so much green space already, Mayow, Wells and Home parks and Alexandra Rec. They will just become an attractive spot for street drinkers. It does seem to exclude younger employed people and those with young children this course.

Without wishing to sound rude isn't it quite likely that it will be mostly retired people who will be able to attend and won't be very representative?

Does anyone know if the model was to scale? The flats do look a lot closer, from this side of the Greyhound anyway, than they looked on the the model I saw in Kirkdale Bookshop.

Maybe there might be bars and restaurants etc currently in the Hoxton area who could be approached, especially as some of their locals might be moving down here to buy because it is cheaper? Does this sound daft? Have definately seen some 'Hoxton' types looking in estate agents windows at the weeken...

Oh, yes, and the Fishmongers and Butchers and of course the East London Line, which actually has more frequent trains than CP - all new additions! And the fact that Pedders Estate Agents has opened up, means they must be optimistic about the area.

Maria, I think a lot of the regulars on here do not have young families, just my impression. I would give it more time...

We also have noticed a huge change in the demographic since we moved here five years ago.

We see lots of people on foot in our road and there are far more trendy young things, posh pushchairs and very smart professionals passing by these days.

Something is definitely happening with the Woodman. It looks like they are restoring the original tiles outside. Is this just a spruce up to sell then?
