Item in NewsShopper today - report of proposals for 27 Longton Avenue, next to Sydenham Wells Park being received by Lewisham Council.

Revised development includes twelve two-bedroom and eight three-bedroom homes.

Planning permission was granted in April 2025 for a four-storey building containing eight homes.

The latest plans would increase this to 20 homes and add an extra storey.

Thanks for flagging this, JGD. Quite a jump from the approved scheme — going from eight homes over four storeys to twenty homes over five storeys is more than double the density, and the extra storey will presumably increase the overshadowing/massing impact right on the park boundary.

Be interesting to see how the amended plans deal with parking provision and refuse/cycle storage for the additional dwellings, given the original permission was presumably assessed on the lower unit count. Also worth checking whether the extra storey pushes the building height above what's normally considered acceptable next to a public park and any protected sightlines.

Does anyone know if this will go through as a fresh full application or a variation of condition on the existing consent? Might be worth keeping an eye on the Lewisham planning portal for the application reference so we can look at the actual submitted drawings rather than just the NewsShopper summary.

It's been approved already - the train has left the station. Locals were accepting of the previously approved eight residences; not happy with what will now be built. No provision for parking on site.

Developer cited economic reasons for lack of affordable or social housing.
