Unfortunate coincidence would be my best guess - it was actually the flats next door to Kynd and it spread. Obviously could be anyone but someone posted on Facebook that they know one of the residents and it was a top floor flat that set the bottom flat garden alight (cigarette butt or other?! I’m guessing). I remember a similar thing last year when 3 places went on fire within a week - all shops, 2 in Beckenham and 1 in Forest Hill. My first totally unfounded thought was that’s weird. Just glad no-one was hurt and everyone got out safely.
